A neighborhood bulletin board for real-estate fees.

Until recently, real-estate fees were structurally opaque — bundled, "negotiable" only in theory, and effectively fixed near 5–6%. The 2024 NAR settlement changed the rules. It didn't change the defaults.

Manaky makes the new landscape legible. Every Seattle agent on the platform has published their own fee structure — flat, percentage, hybrid — and you compare them side by side before you sign anything.

  1. Browse transparently

Every agent on the platform has published their own fee structure — flat, percentage, hybrid, or performance. You see the real number upfront.

  2. Compare side by side

Sort by criteria that matter to you: pricing model, service scope, experience. No hidden boosts, no paid placement.

  3. Reach out directly

Contact the agent of your choice. Any referral compensation we receive is fully disclosed before any introduction is made.

Every fee on this platform is public. That's the whole point.

Other real-estate platforms treat agent fee data as proprietary — sold to lead buyers, hidden from consumers, locked behind MLS membership. We do the opposite. Every listed agent's fee will be part of a free, public dataset anyone can read, study, or build on.

Things people usually want to know first.

Are you a real estate brokerage?
No — and that matters. Manaky is an information platform. We don't represent buyers or sellers, don't negotiate transactions, and don't set agent fees. Every agent on the platform is an independently licensed Washington broker.
How does Manaky make money?
Listed agents pay subscription fees and disclosed referral fees from their brokerage. Consumers pay nothing. Any compensation we receive is disclosed before any introduction.
What does the public dataset include?
Every listed agent's fee structure, service scope, license info, and disclosed conflicts. No consumer data. The dataset is read-only and free — anyone can access it.
Why no sponsored placement?
Because once we sell rankings, we're a different product — a directory of who paid most, not who fits best. We've written this into our company's founding documents.
