Manaky Homes is a free marketplace where Greater Seattle agents publish what they charge — flat fee, percentage, or hybrid — so you can compare them side by side before you sign anything.

The problem we're fixing

When you sell a home, the agent's fee is usually the largest single cost of the transaction — often $20,000 to $45,000 on a typical Greater Seattle sale. And yet most sellers sign a listing agreement without ever seeing what other agents would have charged. Most buyers don't know their agent's fee is negotiable at all.

That's not because anyone is hiding the menu maliciously. It's because there is no menu. The 2024 NAR settlement made fees negotiable in practice, not just in theory — but it didn't build the place where you could actually compare them. So defaults survive, and defaults are expensive.

Manaky Homes is that menu. Licensed Greater Seattle agents publish their fee structures on the platform — flat, percentage, hybrid, performance — and you compare them side by side, free, before talking to anyone.

What we are not

We are not a real estate brokerage, and that is the most important design decision in the company. We do not represent buyers or sellers, do not negotiate transactions, and do not set agent fees. Manaky, Inc. is not licensed as a broker in any state and has no plans to be.

Why does that matter to you? A brokerage that runs a "neutral" marketplace can't stay neutral — every quarter, the brokerage side wants to win. By never being one, we never have a reason to steer you anywhere. The agents on the platform are independent Washington licensees; we're the directory, not a competitor with a thumb on the scale.

How we make money

Listed agents pay a subscription. Some agents or their brokerages pay a referral fee that is disclosed to you before any introduction. You pay us nothing — ever. Full disclosure here.

The public dataset

Other platforms treat agent-fee data as proprietary — sold to lead-buying agents, hidden from the consumers whose money it ultimately is. We do the opposite: every listed agent's fee will be part of a free, public dataset for consumers, journalists, and researchers.

Agents who don't want their fees public won't list. That's the right filter — the platform is for agents who compete on price and value, not the ones who hide it.

Transparency over advocacy

We surface what agents charge. We do not tell you which agent to pick. If you compare every option and choose a 3% agent, that is a success — you made an informed choice.

You never pay us

Our revenue comes from listed agents, never from your transaction. That keeps our incentives clean: we have no reason to push you toward anyone.

No silent steering

If a placement is paid, it is labeled. If a referral fee exists, it is disclosed before any introduction. If we ever rank agents, the criteria are yours, not ours.

Public dataset

Every listed agent's fee will be part of a free, public dataset. We can't be hiding anything if the whole thing is open.

Manaky Homes is operated by Manaky, Inc., a Washington-state company. To establish a real estate agency relationship, you must enter into a written agreement directly with a licensed Washington broker — which Manaky, Inc. is not. Manaky Homes supports the Fair Housing Act and equal opportunity in housing.
