Referral Fee Disclosure
Some of the agents and brokerages listed on Manaky Homes pay us a referral fee if you choose to engage them after being introduced through the Platform. Here is how that works.
Pre-introduction disclosure
Before you submit an inquiry to an agent on the Platform, we disclose to you whether Manaky Homes has a referral fee arrangement with that agent or their brokerage, and the structure of the fee (flat amount or percentage of the agent's commission).
Referral fees are paid by the agent or their brokerage, not by you. The fee does not change the price of any service the agent offers you. Agents may not increase their fees to consumers because of a referral fee owed to Manaky Homes; if you have evidence this has occurred, please contact us.
Independence of pricing
The fees an agent quotes you, and the agent's overall pricing model, are set by the agent or their brokerage. Manaky Homes does not negotiate, influence, or guarantee an agent's pricing. The presence or absence of a referral fee does not give an agent special placement or ranking on the Platform — search results are sorted by criteria you choose.
No transaction-side compensation from consumers
Manaky Homes does not, under any circumstance, take a fee that is contingent on the closing of your transaction from the consumer side. Our compensation comes from the agent or brokerage side, is fixed or pre-disclosed, and is paid out of the agent's commission — not added to your closing costs.
Compliance
Referral fee arrangements between licensees and unlicensed referrers are subject to state and federal regulation, including RESPA (Real Estate Settlement Procedures Act). All referral arrangements involving Manaky Homes are structured to comply with applicable law and disclosed to consumers in writing prior to introduction.
