What this costs you (nothing) and how it works

The questions everyone asks first.

Is the platform free for consumers?

Yes — permanently. We never charge consumers for using the platform, submitting an inquiry, or anything else. Our revenue comes from listed agents (subscriptions plus disclosed referral fees), never from your transaction.

Who sets the fees on the platform?

The agents — or their brokerages — set their own fees. We do not set, recommend, or guarantee any agent's pricing. Our job is to make their published fees easy to compare. Final pricing is always subject to the agreement between you and the agent you choose.

What pricing models do agents use?

Four common ones: flat fee (a fixed dollar amount), percentage commission (the traditional 2.5–3% model), hybrid (a small flat plus a low percentage), and performance-based (a base fee plus an outcome bonus). Each agent profile shows which model they use and includes example math at three reference home prices.

Can I filter agents by pricing model?

Yes — filtering by pricing model, by total cost on a specific home price, by years active, and by service area are all part of the v1 platform. You always choose the criteria; we do not generate "best match" rankings.

How do you handle buyer-side commissions after the 2024 NAR settlement?

Listing-side and buyer-side commissions are now separately negotiated. Agent profiles show how each agent quotes buyer-side fees — fully covered, partially covered, or paid by the buyer directly. The comparison engine surfaces this clearly so you can see the full cost.

When does the marketplace open?

We are currently in waitlist phase. Greater Seattle goes live with an initial agent cohort later in 2026. Waitlist members get early access. Sign up on the homepage.

Inquiries and what happens next

When you reach out to an agent through the platform, here is exactly what happens.

When I submit an inquiry, who sees it?

Only the agent or agents you explicitly select. We do not auction your inquiry, sell it as a lead to multiple agents, or share your contact information with anyone other than your selected agent(s).

Will I get spammed?

No. We send your inquiry once, to your chosen agent, and we step out. We will email you only about your account and the platform — never to promote agents you did not choose. We do not sell consumer data.

Does Manaky Homes get a cut of the deal?

Manaky Homes takes no compensation contingent on the closing of your transaction from the consumer side. If a referral arrangement exists between us and the agent's brokerage, the fee is paid by the brokerage out of the agent's commission, and the existence and structure of that fee is disclosed to you before you submit the inquiry. Can I work with an agent off-platform after meeting them here?

Yes. Once we introduce you, we step out. You and the agent decide how to engage. We do not require agents to route their work through the platform.

What Manaky Homes is, and what it deliberately is not.

Is Manaky Homes a real estate brokerage?

No. Manaky Homes is a real-estate-fee transparency marketplace and information platform. We do not represent buyers or sellers, do not negotiate transactions, and do not set agent fees. The agents listed on the platform are independently licensed Washington brokers operating under their own brokerages.

Why are you not a brokerage?

Operating a brokerage that also runs a marketplace creates a structural conflict — every quarter the brokerage wants to win against the marketplace. We made the deliberate design choice not to have that conflict, so the platform stays neutral.

How do you verify that an agent is real?

Every listed agent is checked against Washington State Department of Licensing public records to confirm active license status, brokerage affiliation, and any disciplinary history. License numbers are published on each profile so you can verify them yourself.

Why no sponsored placement?

Selling rankings is the original sin of every "neutral" platform — it turns a directory of best-fit agents into a directory of biggest spenders. We do not sell paid placement in v1, and any future revenue from agent visibility tiers will be plainly labeled and never affect organic search results.

Will agent fee data really be public?

Yes. Every listed agent's fee will be part of a free, public dataset — for consumers, journalists, regulators, and academic researchers. The dataset commitment is part of our founding constitution.

How do I report an inaccuracy or a problem with an agent?

Email hello@manaky.com. We investigate every report. Agents who misrepresent their pricing, scope, or credentials are removed from the platform.
